DCD is a nationally operating area developer, working from the philosophy: 'Urban Wishes, Human Solutions'. We create clear visions based on knowledge of the location and of future users. Our visions add value to the location, to the city and create value to property owners and users of the property. Together with stakeholders, DCD develops and realizes future-proof and high-quality real estate.
Our focus is on the development of real estate in urban areas in the Randstad and in strong economic regions in the central and southern Netherlands. Our projects are various and range from developing residential, hotel, office and retail property as to area development. DCD has a strong affinity with architecture and is also happy to take on the challenge of giving existing and historic buildings a new lease of life.
DCD is a dynamic company with an experienced and enthusiastic team of development managers and project managers, developing and realizing projects for its own account and risk. Our offices are based in Amsterdam - Diemen and 's-Hertogenbosch. Through cooperation with solid private market parties and family offices, we are able to initiate, realize and exploit projects and long-term complex area developments.
SELECTION OF PROJECTS
HOTEL AMSTERDAM - SCHIPHOL
A stone's throw from Amsterdam-Schiphol and in the immediate vicinity of Royal FloraHolland is Green Park Aalsmeer, a former greenhouse area which is being transformed into a high-quality business park with a mix of work and leisure functions.
Central to Green Park, DCD is developing a 500-room hotel for a globally operating hotel chain. The design of the hotel is by Wiel Arets Architects and refers to the characteristic silhouette of the greenhouses that used to stand here. The dual branded hotel for business travelers as well as tourists, has several restaurants, bars, meeting facilities and an excellent parking facility. The grand opening is planned for 2025.
Green Square Logistics I
A new to be developed outstanding distribution center with high sustainability standards. It will target a BREAAM 'Very Good' rating, which stands for the realization of sustainable buildings with minimal environmental impact. Green Square Logistics I is the first project within the large-scale Green Square area development, which has the ambition to become the central area of Green Park Aalsmeer in the coming years. The distribution center is scheduled for delivery in Q4 2022.

Green Square Logistics IV

State-of-the-art distribution center
The distribution center will be realized on a plot of approximately 19,600 m² and will have a total floor area of 16,521 m², consisting of a warehouse of approximately 11,966 m², a double-layer mezzanine of approximately 3,446 m² and an office of approximately 1,330 m². In addition, 106 parking spaces and 13 loading docks will be realized.
GREEN SQUARE BUSINESS CAMPUS
A high-quality mixed-use work destination in the centre of enterprising Aalsmeer, centrally in the Amsterdam Metropolitan Area and a stone's throw from Schiphol: Green Square Business Campus will be the new place in Green Park Aalsmeer for working, doing business, learning, staying overnight and recreation. An unprecedented sustainable and healthy location for companies active in the high-tech (floriculture) sector, Home Gift & Garden sector, manufacturing industry and/or logistics. The vibrant Green Square is future-proof and offers a wide choice for local, regional and international businesses. In Green Square you do what you do best!

HOTEL DE VESTE IN SCHIEDAM
Schiedam is in full development. The realization of the Euroscoop Cinema & Leisure Center and the start-up of the large-scale area development A20 zone Schiedam put this city in the spot lights.
Hotel de Veste, located at highway A20 - Schiedam Center, has a great location in an economically powerful area. The walking distance to Schiedam Center, the proximity to Rotterdam Center and the Schiedam and Rotterdam ports and a public transportation hub give this location a triple A status.
The Hotel De Veste, to be developed by DCD, is located next to the Euroscoop Cinema & Leisure Center and offers space for around 300 hotel rooms and rooms for extended stay.
New multi-tenant office environment with an extensive catering and services concept at a prominent location in Arnhem. A lively Piazza with a central reception, all-day bar, state-of-the-art conference center and restaurant is the place where tenants work, meet or receive visitors. A professional service team guarantees optimal service. Tenants in Landmark benefit from efficient office floors in a healthy and inspiring working environment. AREA DEVELOPMENT HOLLAND PARK IN DIEMEN
Holland Park is a newly built residential neighborhood: urban living in a park-like environment with lots of green and water. It is an easily accessible area. Not only because of its location 10-15 minutes from the heart of Amsterdam, but also because of its affordability. A total of 3,000 residential units are being built in the area, supplemented by approximately 7,500 m2 of shops, restaurants and services. There will be a large diversity of homes for starters, smaller households, expats, commuters and families. This unique living environment was designed by architect and urban planner Sjoerd Soeters and is inspired by Java Island in Amsterdam and Sluseholmen in Copenhagen.
In addition to the development and realization of the apartments, the client Bergwijkstadspark BV also realizes the public area. Water features, quays, bridges and new avenues form the new public space that - after construction - will be transferred to the municipality of Diemen. The construction of the first homes started in September 2015.
Holland Park is being developed for Bergwijkstadspark BV by Bouwaccent BV and Snippe Projecten BV. The shareholders of DCD are also participants in the development of Holland Park.
MAASHAEGHE PARK AREA DEVELOPMENT IN BOXMEER
The former hospital site in Boxmeer is being transformed into a high-quality residential housing area with the name Maashaeghe Park. The park, located a stone's throw from the center of Boxmeer, is a special enclave in a beautiful landscape setting in the middle of the Maasheggen nature reserve and close to the Maas.
Designed with great respect for the landscape, Maashaeghe Park offers a comfortable, safe and park-like living environment with extremely stylish houses. Future residents can choose from a large number of options to organize and expand the houses according to their own insight. Offered are also generous, self-building plots or beautifully designed houses.
